1. Documents needed to buy properties in Spain

• Spanish tax identification number (NIE – Número de Identificación de Extranjero). You do not need to apply for it immediately after starting the process with us. It is only when you decide to purchase and reserve a specific property that we will proceed with submitting the documents to obtain this number.
• Confirmation of opening a Spanish bank account.
• Passport or ID card.
• Copy of your passport or ID card.

2. Purchasing real estate in Spain for a legal entity, company, cooperative, or foundation

If you want to purchase real estate under a legal entity, additional documents will be required. The specific list will depend on the form of business activity. We will provide you with a tailored list of documents for your particular case.

3. Taxes and costs for purchasing real estate

The total cost of purchasing real estate in Spain is approximately 13%. This includes:

• 10% Transfer Tax.
• Notary fees and registration in the land registry, approximately 3%.
